Minor
The County of Newell continues to grow with an average of over 100 development permits annually. Permits are classified in four main categories, commercial, industrial, residential and home occupancy. Specific detail about the development process and application forms are available under Planning and Development, Development Processes and Forms. Residential permits account for the largest portion of total permits.  The majority of permits are issued in divisions 5 and 10, due to their proximity to the City of Brooks. Lease Rates

  • Retail (newer) - $15.00/square foot
  • Office space - $6.00/square foot+ on a triple net basis
  • Industrial:
    • $6.00/square foot+ (older, existing structures)
    • $12.00/square foot (new build)

By way of comparison, retail lease rates in Calgary are $23 - $30/square foot (net, 'strip mall'), and industrial lease rates are $11 - 13/square foot for space under 45,000 square feet. Larger space in excess of 45,000 square feet is in the range of $7 - 8/square foot

Land Cost
Serviced industrial land is available in the $100,000 to $150,000 per acre range but can be higher for smaller parcels (i.e. fully serviced sites in the City of Brooks). Purchase price for land in the County of Newell is lower than the City of Brooks given lack of services. 

By way of comparison, land cost in the City of Calgary is $500,000 - $600,000/acre serviced.
